Spotlight on REITs: Asset Investors Corp

Money Manager | Monday, April 9th, 2012

Asset Investors Corp: This is a Real Estate Investment Trust that specializes in prefabricated homes and communities, as well as mobile homes and its communities. It was a fairly new company when it decided to merge with Commercial Assists INC in 2000.

Asset Investors Corp and Commercial Assets INC owned 6,300 mobile homes and communities as well as 3,800 sites that were ready for developments. The merger came as no surprise to the real estate world, since Commercial Assets Inc was already a branch of Asset Investors Corp; in fact Asset Investors Corp still managed 27% of Commercial Assets properties.

Through the merger both companies would change the name of the company to American Land Lease, and it would be traded on the New York Stock Exchange as ANL.

The CEO and president of both companies was Bruce Moore, who would remain in the position throughout the merger.

American Land Lease Inc now has over 50 mobile home communities and is continuing to expand its portfolio at an alarming rate. And in 2008 American Land Lease merged with Green Courte Partners LLC, and the merger as completed in 2009.

American Land Lease hires many people and provides a 401k to each of its employees as well as a benefit package, the company prides its self on being one of the best employers in the USA.

Green Courte Partners, LLC is a private real estate investment company, meaning that American Land Lease Company is now a private company rather than a publicly traded one. Green Courte Partners is now the premier mobile home real estate investment company, while American Land Lease Company focuses on the Florida area. Making a merger of the most powerful mobile land lease companies.

A Real Estate Investment trust is excluded from paying a major portion of income taxes, if they provide at least 90% of their profit to each shareholder at the end of every quarter. This makes it an attractive investment for those who prefer a profit over income tax rates. REIT’s were extremely popular in the 1980’s and the 1990’s and have lost their stability in the past few years with the real estate market crash, there are fewer investors and share holders looking for this type of investment.

Green Courte Partners and American land Lease now own any properties that were previously owned by Asset Investors Corp, the life of a Real Estate Investment trust can be a short one, merging with another company usually means losing your assets or control of your properties, Asset Investors Corp was one of those companies, it started a great portfolio of profitable communities and mobile homes, and was later acquired by a larger company who owned more of the market share.
